IOWA / PRIVATE HOME PURCHASES

Buying a Home in a Private Sale?

You found the house. Maybe it never even went on the market.

A relative wants to sell to you. Your landlord has asked if you'd like to buy the place you're renting. Or you and an owner found each other without a traditional listing.

That's a different starting point from shopping for houses. You already know where you want to live. Now you need to know how to buy it.

I'm Blake Overton, a Mortgage Loan Originator and Producing Branch Manager with Gershman Mortgage. I help homebuyers across Iowa understand the mortgage side of a purchase like this, even when a price or contract isn't final.

Scheduling opens Calendly. You can start with a call or email instead.

You know the home. Which purchase is it?

These situations can overlap. You can explore a path or contact Blake directly.

Buying from family ↗

A family sale can offer more than a familiar house. In an eligible purchase, a gift of equity can help cover a down payment and certain closing costs without your relative first sending you cash. How the sale is priced and documented matters.

Explore: Buying a Home From Family to understand the equity gift, appraisal and financing questions before everyone agrees on the final terms.

Buying the home you're renting ↗

Your landlord's offer could turn the home you already know into one you own. A regular purchase mortgage can work, but a lower price, credit for rent and an offer to pay the owner directly are different arrangements.

Explore: Buying the Home You're Renting to understand what the landlord is offering and what it would take to buy.

Buying directly from the owner ↗

Found a house through a conversation, yard sign or for-sale-by-owner listing? You can still finance a direct purchase with a mortgage. The contract, appraisal and Iowa closing work just need to be handled properly.

Explore: Buying Directly From the Owner (FSBO) for the financing and closing questions that come with a private sale.

What should you work out first?

Does the price work for the mortgage? An agreement between buyer and seller is a good start. The property still needs to support the loan, and the mortgage still has to fit your finances. A discount isn't automatically a down-payment credit.

How much money will you need? Down payment, earnest money, inspection, appraisal and closing costs all matter. A qualifying family gift of equity or negotiated seller-paid costs can change the amount, but they work differently.

Who is handling the legal and closing work? Someone still needs to prepare or review the contract and take care of the title and closing. I can explain the mortgage requirements; an Iowa real estate attorney and the appropriate title and closing professionals handle their parts.

Already own a home that hasn't sold? My Buying Before Selling guide covers that separate financing decision.

Start with the deal in front of you

You don't need a finished contract or a mortgage application to ask me a question. Tell me who is selling the home, which Iowa community it's in and whether you've talked about a price or timeline. That's enough to begin the conversation.
